MARTINI TOWER. BRUSSELS. KOHN PRDERSON FOX.(1999-)WINTER OPERATION

THERMAL BUFFER: During extreme cold conditions the infiltration intake at the flue base can be minimised / closed to create a warm air buffer zone reducing conduction and convected heat losses from the building interior. Through moderate conditions the intake and mechanical extract can be adjusted respectively to produce the required comfort conditions.
SUMMER OPERATION
THERMAL FLUE: During warm conditions the intake and extract can be adjusted up to maximum to produce a high air change rate in the cavity removing warmed air and increasing convection of warm air from the occupied spaces of the building.
SHADINGOPERATION
Various methods of solar shading can be placed in the cavity or on the exterior. Glazing can be highly transparent to maximise daylight penetration.
A maintenance strategy should be included at the design stage. In temperate and cold climates the inner skin usually consists of a Double Glazing skin.
